Several major players are currently putting their investments in Brussels on hold. In addition, existing market players are increasingly looking to other cities and regions where the tax burden is lower. <\/p>\n

The impact of municipal taxes is significant. In certain Brussels municipalities, the coliving tax can amount to nearly \u20ac1,600 per room per year. This significantly affects returns and can put pressure on the financial viability of new projects. <\/p>\n

At the same time, demand for coliving in Brussels remains exceptionally high. The challenge, therefore, lies in striking a balance between effective regulation of the sector and a tax framework that continues to facilitate investment in high-quality housing options. <\/p>\n
