I started as a valuer at Stadim in 2018. At first I was doing simple valuations, but then I was gradually given larger and more varied jobs. Since then I have come a long way and built up my expertise in retail and industrial properties. I am now responsible for a number of large portfolios. I find that particularly interesting because you work so closely with the customer every trimester. You really get to know each other. Valuation is always teamwork. Even if it’s just me visiting the premises, every valuation is examined by several colleagues. All these different points of view help us arrive at the best possible valuation. This is why there is so much emphasis on creating a closely knit team that works well together. We are that too. My colleagues are lovely, ambitious people who really get together to get things done.
Anybody at Stadim who wants to grow their expertise is encouraged to do so. Initiative and training is stimulated. I will soon be taking part in a training course that will help me to become even more skilled in my preferred niche of the property market.
I started at Stadim two years ago. Before that I was working as a financial auditor. I enjoy working with numbers, but in my previous job I longed for more relevance and action. Now that I work as a valuer with Stadim my wishes have come true. I still work with numbers but in a more concrete way. I spend one day a week criss-crossing the Netherlands and Belgium looking at premises and projects and I often end up in places I would never otherwise see. Property is an unbelievably interesting and dynamic market. For example I find it fascinating to see a new building emerge many months after submitting a report to a project developer. At Stadim you get the chance to specialize in certain types of property, while at the same time there is space left for other fields. For example I currently value mainly student accommodation and logistics sites, but I recently valued a splendid 19th century embassy building and a brand new padel club. Such variety helps you keep your wits about you. I very much believe in our broadly based mathematical model. We use numerous parameters to arrive at a value, which enables us to give our customers a well-founded valuation. That gives a sense of security.
Stadim holds the bar high but great importance is attached to enjoying the job. You will often see us going out for something to drink together or engaging in sports. We will soon all be heading for the mountains on a ski trip together. Joint initiatives are really encouraged here.
For years Frederik worked for the government in various property-related jobs. Two years ago he left all that behind to join Stadim.
“As a valuer for Stadim, you have to be a property generalist. That means you not only have to have a good idea of economics and be generally numerate, you also have to some awareness of the technical aspects of building structures. When your own expertise falls short, you turn to your colleagues for advice. That’s the general rule. Usually a report has been reviewed by 3 sets of eyes before it is sent to the customer. Stadim’s valuation model requires every property or project up for valuation to be approached from several different points of view. You need to be able to see things from the point of view of the architect, the broker, the investor and so on.
It is precisely because we take a multidisciplinary approach to each dossier, that we are able to deliver a report that stands up well to criticism. This is what we try to convey to our customers. Often this gives rise to interesting discussions, something which we see as an added benefit. It keeps us on our toes and ensures that we keep our eye on the ball.”
Every day is different
Frederik works for Stadim as a valuer-adviser with a wide variety of tasks.
“I concentrate on student accommodation, which is an interesting market in which Stadim has played a pioneering role. I, for example, am responsible for getting out our annual report on student accommodation, ‘Het Kotkompas’ (The Diggings Guide). The nice thing about our job is that you can use make use of your expertise in a given field to the fullest extent. Apart from that I do the reviews of our valuations for public buildings and overnight accommodation, although I still make valuations in all fields, including development property. It is just so important to keep in touch with what is going on at street level.
Finally I sit in on our digital projects: dashboarding, automation, data strategy, engineering, applications, etc. To this end we work with national and international partners. I find it absolutely fascinating.”
Stadim never sleeps
